All Loan Modification San Diego Homeowners Benefit From Lender Incentives

February 21st, 2009

The Obama administration has announced a $75 Billion dollar plan to help troubled homeowners to lower their loan payments through loan modification incentives. All loan modification San Diego homeowners to benefit . The government is going to provide incentives to the lenders who decide to partcipate in the new modification loan program.

Lenders who decide to participate will receive $1,000 for allowing homeowners to reduce their monthly payments instead  of the alternative which is foreclosure. For a homeowner who has not fallen behind in payments the lenders could receive up to an additional $3,000 over 3 years.  And the government is going to insure the lender from a portion of any future loss from a default from providing a  loan modification. Loan modification San Diego homeowners should benefit.  Andrew Jakabovivs stated “The truth is that at the end of the day, loan modification remains voluntary, so the servicers need to see it as sufficient incentive to participate.”

This new program has the potential of preventing up to 9 million more foreclosures nationwide.  The states of Nevada, Arizona, Florida, Michigan, and California will benefit most from the increase in  assistance.  Loan modification San Diego homeowners will get a boost  with this new assistance. The mortgage industry is in agreement that the incentives were needed in order for them to agree to do a loan modification.  last years foreclosure plan failed.  It was supposed to help 400,000 troubled mortgages, however it only helped less that 40 homeowners, since the program required the lenders to take a principal loss before the goverment would help out.

Another added benefit of the plan would be that the government will also loosen lending rules at Fannie Mae & fredie Mac to allow more refinances to 5 million homeowners to help reduce their payments.  The new plan does have some short comings.  For one if your property value is upside down. meaning you owe more that it’s worth than it will not do much for you if the loan value exceeds the home value by 5% or more.

Industry professionals agree it will be a slow road to get some lenders to act on these incentives in theprocess. The new plan will work for loan modification San Diego homewoners but, it will be a slow process.  Obama, is working on a housing plan to assist more troubled homeowners through modifying loans through bankruptcy by reducing principal owed, and cutting payments.  Congress is working on the details of the administrations plan.
